“Should I buy now or wait?”
It is one of the most common questions in real estate, particularly when market conditions are changing. For penthouse buyers, however, the answer is rarely as simple as waiting for prices or interest rates to move in one direction or another.
Toronto enters the fall of 2026 with buyers still benefiting from greater choice and improved affordability compared with the tighter markets of previous years. At the same time, there are signs that available inventory is beginning to contract. That creates an interesting environment for buyers: patience can be valuable, but waiting also carries the risk that the right property may no longer be available when you're ready to act.
In the penthouse market, that distinction matters even more.
The Fall Market Is Giving Buyers Something Valuable: Choice
For much of 2026, elevated inventory across the GTA has given buyers greater negotiating power, particularly within the condominium market. Prices have also remained below year-ago levels, creating opportunities for buyers who may have previously remained on the sidelines.
More recently, however, the supply picture has started to change. New listings entering the GTA market declined significantly year over year in August, suggesting that buyers may not be able to assume today's level of choice will continue indefinitely.
For a penthouse buyer, more inventory can create an opportunity to compare residences carefully, negotiate thoughtfully and avoid making a decision simply because competition demands it.
That doesn't mean every penthouse represents an opportunity. It means buyers currently have the ability to be selective.
Interest Rates Are Only One Part of the Decision
Borrowing costs inevitably influence purchasing decisions, even at the luxury end of the market. The Bank of Canada has held its policy rate at 2.25% through September, following the significant change in the interest-rate environment over the past several years.
Should you wait because rates could move again? Not necessarily.
Trying to perfectly time both the real estate market and interest rates can be difficult. Financing conditions can improve while property prices strengthen, or borrowing costs can remain stable while the selection of desirable properties changes.
Instead, buyers should understand what they can comfortably afford today and evaluate a purchase based on their own financial position rather than relying on a prediction about where rates may go next.
Penthouses Don't Always Follow the Broader Condo Market
This is particularly important.
Headlines about Toronto's condominium market can provide useful context, but a true penthouse is not necessarily interchangeable with the thousands of condominium apartments that make up broader market statistics.
A full-floor residence with protected views, an extraordinary terrace, private elevator access and a unique floor plan may have very few genuine comparables. In some cases, there may be nothing directly comparable available at all.
That scarcity changes the buy-now-or-wait conversation.
If you're looking for a conventional condominium, waiting may simply mean choosing from a different group of similar properties later. If you're looking for a very specific penthouse, the next comparable residence may not appear for months or even years.
Ask What You Are Actually Waiting For
Before deciding to delay a purchase, it helps to identify what you expect waiting to accomplish.
Are you waiting for a particular building? A better interest rate? More inventory? A lower price? A larger terrace? A specific view or neighbourhood?
Having a clear answer changes the decision considerably.
Waiting because the right residence hasn't appeared is very different from waiting because you're hoping the overall market will become cheaper. The first is a property decision. The second is a market prediction.
For penthouse buyers, we believe the property itself should carry significant weight.
Some Things Are Worth Waiting For
Being ready to buy does not mean settling.
If a penthouse doesn't offer the privacy, layout, views, outdoor space or location you're looking for, there is little reason to purchase simply because current market conditions appear favourable.
At this level, compromise should be considered carefully. Finishes can be changed, but many of the characteristics that make an exceptional penthouse desirable cannot.
You cannot renovate a northern exposure into a lake view. You cannot add a full-floor position to a residence that shares its level with several neighbours. You cannot easily create higher ceilings, relocate a terrace or protect a view that may eventually be obstructed.
If the fundamentals aren't right, waiting can make sense.
But Exceptional Properties Don't Wait for the Market
The other side of the equation is scarcity.
When a penthouse combines the right location, views, floor plan, privacy, outdoor space and building, buyers should consider how easily that combination could be found again.
This doesn't mean rushing into a purchase. It means recognizing that the rarest properties don't necessarily appear according to the broader market cycle.
An exceptional penthouse can come to market during a buyer's market, a seller's market or somewhere in between. Some of the most interesting opportunities may never reach the public market at all.
For buyers with highly specific requirements, availability can ultimately matter more than timing.
So, Should You Buy Now or Wait?
There is no universal answer.
The fall 2026 market offers conditions worth paying attention to. Buyers have experienced improved affordability and negotiating power, while recent data suggest the supply of available homes may be beginning to tighten.
But the decision to purchase a penthouse should ultimately come down to three things: your financial readiness, your intended timeline and the quality of the opportunity in front of you.
If you're financially prepared, planning to own for the longer term and have found a penthouse that offers genuinely difficult-to-replicate characteristics, trying to perfectly time the market may matter less than securing the right residence.
If the property requires significant compromises or doesn't meet the criteria that matter most to you, patience may be the better luxury.
Buy the Penthouse, Not the Market
Market conditions matter, but they are only one part of the decision.
An exceptional penthouse is defined by characteristics that extend beyond the market cycle: its position, architecture, views, privacy, outdoor space, location and scarcity.
The question isn't simply whether October 2026 is the right time to buy a penthouse.
It's whether the right penthouse has presented itself.
At Penthouse Queen, we help buyers evaluate both sides of that decision, combining current market intelligence with a specialized understanding of what makes an individual penthouse truly exceptional.
